OMB Green-lights Kaneff Towers, Downtown Mississauga

February 3, 2017

In 2014, with the technical support of Crozier & Associates and other consultants, Kaneff Homes Compass Creek Inc. filed Site Plan and Minor Variance Applications for a proposed residential development, which included 20 and 23 storey apartment towers at 202-204 Burnhamthorpe Road East, in the City of Mississauga. The Minor Variance application was deferred several times, and then ultimately refused by the City, and Kaneff filed an appeal to the Ontario Municipal Board (OMB).

In October 2016, the OMB heard detailed evidence relating to such issues as shadows, traffic congestion, parking supply, and flooding of Cooksville Creek. Kaneff’s consulting team described several technical rationale and study results which aimed to address these issues. Amongst those witnesses presenting, Nick Mocan, M.Sc., P.Eng., Associate at Crozier and qualified expert in matters relating to water resources, floodplain and stormwater management as well as  municipal servicing, provided evidence which detailed a number of technical elements introduced into the site design to address floodproofing and stormwater management requirements.

After due consideration of all evidence, the OMB issued its Decision on January 24, 2017, authorizing the proposed variances proposed by the Kaneff team. This favourable OMB Decision paves the way for Kaneff to finalize details of the proposed development, aimed at securing Site Plan Approval in 2017.

The complete Decision delivered by M. Carter-Whitney and Order of the Board is available here. OMB Case: PL151125, Kaneff Homes Compass Creek Inc. v. Mississauga (City).

Crozier & Associates was pleased to provide technical support to Kaneff Homes Compass Creek Inc. and project team consultants, Glen Schnarr & Associates Inc., Borden Ladner Gervais LLP, and Turner Fleischer Architects Inc.
